Service overview in detail
Eco Wisdom ensures the smooth technical operation of all systems. We monitor maintenance and inspection intervals, review tenant obligations, and maintain complete documentation of all logs, inspection reports, and expert opinions. Material defects are communicated immediately; remedial actions are initiated and monitored through to final confirmation of completion. In addition, we commission expert inspections and manage all maintenance and service contracts—from optimization and renegotiation through to re-tendering. This keeps operational reliability and cost efficiency balanced at all times.
Continuity in existing assets. We provide holistic support for properties—through regular site inspections, condition assessments, and technical checks to ensure operational safety and compliance. All findings are documented in detail and form the basis for maintenance and investment decisions. Annual technical property reports, budget planning, and CAPEX recommendations enable owners and asset managers to steer assets strategically with precision.At the same time, we handle technical tenant support, oversee external service providers, and continuously maintain asset documentation—providing the foundation for transparent, ESG-compliant real estate management.
Minor maintenance, repair, and replacement works are implemented efficiently and independently by Eco Wisdom. We determine the required scope, coordinate measures with the client, place orders, and monitor proper execution. Final invoice checks and informal acceptances ensure that each measure is properly documented and delivered in a cost-effective manner—with the goal of safeguarding the building’s functionality over the long term.
Coordination with foresight. Even smaller projects require structured management. We clarify the brief, define the project scope, obtain quotations, support procurement, and oversee execution. This includes support with tendering, contract administration, budget monitoring and cash-flow management, as well as control of invoicing processes. We promptly initiate emergency measures, coordinate with insurers, and commission qualified specialist contractors to remedy the damage. All steps—from damage assessment and documentation through to invoicing—are managed and reviewed in a structured manner. This creates clarity, traceability, and efficient claims handling in the best interests of the owner and their insurance partners.
Control across the entire cycle. For measures carried out by external parties, we ensure that warranty claims are identified, tracked, and documented in a timely manner. We obtain quotations for defect remediation, support procurement, and oversee implementation by third parties. Regular status checks, plausibility reviews, and site inspections ensure full transparency.In close coordination with commercial property management, we communicate measures clearly and with a solution-oriented approach—for systematic warranty management.
